We will rent your property from you as the tenant, paying you regular, guaranteed rent every month for a period of at least three years. For that, we'll have a management agreement with you. We will spruce up your property and make it available for short-term lets as serviced accommodation. That means we will have guests staying in it, who either work in the area or are visiting.
It is serviced accommodation because we will provide linen, toiletries, and tea and coffee-making facilities. We will get the house cleaned by a house-keeping company after each guest moves out or after they've been in for a week. That means, your house will never be and remain in a better condition. Your house is the shop window to our business, so it is in our interest to keep it in tip-top condition.
Alternatively, depending on the number of bedrooms, the house will be let out by individual bedrooms to professionals or students, who share the kitchen, living room and bathrooms. This is known as a house of multiple occupation (HMO). HMOs are heavily regulated by councils to ensure all tenants are safe. They are a great way of enabling young professionals to downsize without moving back in with their parents in these trying times, or to allow students to live close to their university.

And here's your security: in the extremely unlikely event that we should fail to pay the rent, our contract states you get the property back within 7 days, removing the risk from you.
As it is in our interest that the property be in tip-top condition for our guests, your house will never have looked better! After all, your property is the shop window to this business.
And, since the house is now used as serviced accommodation, you even have tax benefits in the form of capital allowances.
